Summary

Responsible for the daily workflow of the Maintenance department, monitor fleet and property maintenance, and landscaping needs.  The Maintenance Team Lead will supervise the Maintenance Technicians to ensure workflow is smooth and processes are followed. Working closely with the Property Management department and the Maintenance Manager, the Maintenance Team Lead will ensure the Maintenance Technicians receive the appropriate training, guidance, and mentorship to ensure property maintenance tasks are completed efficiently, effectively, and safely, while adhering to Forthright’s standards.

Key Responsibilities

  • Perform and oversee general maintenance, including plumbing, HVAC, drywall repairs, flooring, and carpentry.
  • Oversee appliance technician with Diagnosing and repair appliances in the shop and within units.
  • Ensure completion of preventative maintenance tasks such as servicing furnaces, replacing filters, and inspecting smoke detectors.
  • Conduct quality control checks on completed maintenance tasks.
  • Serve as the primary point of contact for escalated maintenance issues and assist team members with troubleshooting complex repairs.
  • Train, mentor, and support maintenance staff to enhance their technical skills and efficiency.
  • Oversee daily work orders are distributed efficiently among technicians and that work is completed in a timely manner.
  • Respond to emergency maintenance requests and provide on-call support on a rotating schedule.
  • Oversee inventory management, ensuring necessary tools, equipment, and parts are stocked for daily operations.
  • Communicate with property managers and the maintenance department regarding ongoing maintenance needs, larger repair projects, and operational challenges.
  • Ensure common areas, stairwells, and exteriors are well maintained.
  • Coordinate with maintenance coordinators for pre-move-out inspections to identify necessary repairs.
  • Assist in turnover and move-out processes, ensuring units are fully prepared for new tenants.
  • Participate in bi-monthly meetings with leadership to report on maintenance team performance, ongoing projects, and any operational concerns.
  • Oversee fleet maintenance and ensure company vehicles are well-maintained and available for service calls.
  • Ensure all maintenance work is carried out in accordance with health and safety regulations and company policies.
  • Other related duties and responsibilities as assigned/required. 

Requirements

  • High school diploma or GED.
  • Tradesperson certificate in any construction related discipline is an asset.
  • Minimum of one-year experience in the operation and maintenance of buildings
  • Minimum of one-year supervisory experience
  • Proficiency in Microsoft and the ability to learn software.
  • Excellent communication and interpersonal skills and a strong understanding of the English language, verbal and written.
  • Demonstrated organizational, administrative, and customer service skills are essential.
  • Strong understanding of minor construction, general property maintenance and repairs, and minor appliance repairs.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Must be available for on-call shifts on a rotational basis.
  • Capability to perform physical tasks, including lifting and moving materials and ability to stand and walk for extended periods.
  • Must be available for end of month move outs as required.
  • Must have a valid Manitoba driver’s license. A valid Class 3 license is an asset.
  • Criminal record check is required.
