Maintenance Manager

Responsible for the maintenance and repair of all site-level elements of the assets under management within the Forthright Properties portfolio.  This role is responsible for overseeing the maintenance operations across all managed properties, ensuring that the facilities are safe, functional, and ongoing assessment and refinement of current presentation standards to ensure the sites are aesthetically pleasing.

 

Responsibilities

  • Ensures all sites are presented with a tidy and professional appearance.
  • Manages a team of full-time maintenance technicians, coordinating with vendors and contractors, managing maintenance schedules.
  • Implements the Forthright Standard for grounds and site maintenance including appearance, cleanliness, functionality, and preventative maintenance.
  • Addresses maintenance issues and implement preventive maintenance programs to minimize downtime and reduce repair costs in collaboration with the property managers.
  • Assist Property Manager(s) in coordinating high volume turnovers in regard to unit preparedness.
  • Create and maintain key maintenance KPIs including Work Order response/completion time, return work orders, etc.
  • Provide support to on-call staff for after-hours emergencies.
  • Supports the development and maintenance of the budget for both the Fleet and Maintenance department.
  • Is responsible for and maintains the inventory for the Fleet and maintenance department.
  • Assists in supervising and holding contractors accountable for maintenance on site.
  • Assists with the coordination, awarding, managing, and administration all maintenance contracts including warranty audits of recent installations under Forthright Ventures.
  • Completes annual inspections of all properties to ensure compliance with Forthright Standards.
  • Occasionally does work related to internal jobs undertaken by Forthright staff including operation of equipment in service of landscaping, snow clearing, or other maintenance efforts as needed.
  • Responsible for the Forthright fleet of vehicles and equipment, maintaining schedules for basic and regular maintenance, scheduling repairs, and the ongoing turnover of fleet assets under the direction of the Capital Replacement Plan.
  • Responsible for Health and Safety for Forthright Properties in accordance with Manitoba Regulations.

 

Skills & Qualifications

  • Minimum grade 12 education or GED.
  • Tradesperson certificate in any construction related discipline is an asset.
  • Certification and demonstrated ability to operate heavy machinery including aerial lifts and skid steer loaders.
  • Proficiency in Microsoft and the ability to learn software.
  • Demonstrated organizational, administrative, and customer service skills are essential.
  • Demonstrated ability to prioritize, adapt to changing priorities and handle several ongoing tasks at one time.
  • Capability to perform physical tasks, including lifting and moving materials and ability to stand and walk for extended periods.
  • Ability to work inside/outside in all weather conditions.
  • Minimum 2 years related experience including general supervisory duties.
  • Knowledge and experience with Workplace Safety and Health Act and Regulations (track record of ensuring compliance with standards)
  • Must hold a valid Manitoba driver’s license. A valid Class 3 license is an asset.
